THE NEXT LEVEL OF LUXURY! Superb beach views from this twelfth floor unit along with top-notch accommodations of this beautifully updated condo make this the right choice for you! Expansive sliding glass doors open from the living area to a large, well-furnished balcony with views of the sandy white beaches of the gulf. The living area is furnished with comfort in mind, and features a queen sleeper sofa. The kitchen features lovely granite, stainless appliances, white cabinets, and generous counter space. The master suite is beautifully furnished with a king bed, HDTV, and a spacious bath with double granite vanity tops, updated cabinets, a spacious tiled shower and soaking tub. The second bedroom offers a queen bed with access to an updated second bath that opens to the hallway for convenience. There is a stackable washer/dryer and WIFI is complimentary.

Tops'l Resort offers over fifty acres of lush landscaping with approximately 600 feet of private beach. It features world class tennis courts, two restaurants and swimming pools. There is a nearby fitness center at Grand Boulevard that is available at an additional cost. Tops'l Resort also has its own beach service (chairs & umbrellas) available for guests to rent. Our rental does not include access to the Tops'l Fitness Club and Tennis.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Amazing resort

"This was our 3rd stay in this unit. Cannot say enough good things about it! Beds are SO comfortable and the unit is spacious and quiet. The views are incredible. Topsl resort offers everything! Our favorites are the beach front restaurant and mini golf onsite. We will be back!

"Condo did not meet expectations. Condo was nice but not clean. Shower curtain liner had mold on it. Shower head made loud noises when on and did not disperse water well. Bathroom sink faucet controls need to be fixed. They are very tough to turn. Couch covers had several stains.

The couch cushions are scheduled to be steam cleaned and the shower liner and faucet will be addressed by our maintenance staff prior to our next guests' arrival. "We were supposed to stay beach front but had to change units due to first unit still having work done so 1209 was chosen from only about 7 options since only a few weeks before check in. It is a beach view just not beach front. Nicely decorated living room, weirdly small kitchen (all they had to do is move the kitchen island over a foot). Large deck would have been better with a couple of lounge chairs but still a great amenity. Only real complaint was inconvenient outlets by bed for charging devices so they should buy extensions for both sides with built in charging jacks. Could stay there again in a pinch except cleaning as while searching for outlet for charger found a dried half eaten piece of pizza barely under the master bed which made me question the thoroughness of the cleaning service.

Tops'l Tides

"We love Tops'l Tides. This was our 6th trip there in in 7 years, and chances are we will go again in 2023. The area is fantastic, and there is an abundance of things to do. The Tops'l resort is fantastic. This particular condo is nice, but it could use a little TLC. There is some painting that needs to be done. The balcony floor needs to be cleaned. The furniture on the balcony is uncomfortable, and this is a big deal for us. We spend a lot of time on the balcony in the evening enjoying the views, and the breeze. The furniture looks okay, but it is just very uncomfortable for lounging. Also, the carpet in the 2nd bedroom needs to be cleaned, and probably needs replacing. The mattress is getting a little worn, as well. The patio door is difficult to slide, and it also needs painting or cleaning- particularly on the outside. These matters wouldn't prevent me from returning, but it would help justify the rental rate if they were addressed.

"Our 4th visit to Tops’l, and we love the resort. The unit was very nice and met our needs. There are some areas that could use some paint and minor repairs, but overall it was very good. The photos are an excellent representation of the property. The resort itself is amazing, and I strongly recommend it.

The only complaint I have is that the Blue Dunes bar at Tides was closed on Thursday and Friday, presumably due to weather. But the weather cleared early on Friday, and we were extremely disappointed that the bar wasn’t open. Having a bar and grill overlooking the beach where we can go for lunch and/ or drinks is one of the biggest draws for us. I would also say that we were disappointed that we had to go to the bar at the exercise facility for breakfast instead of the one located at the Tides building. And, we were really sad to see that they are removing the bar near the pool at the exercise facility. The new bar is boring with no view, and the old, poolside bar was fantastic. Very sorry to see this change.

"The room was great. The size and view from the balcony was excellent. I really just have one complaint. The bed in the master bedroom was the worst bed I've ever slept in in my life. I implore you to please change that mattress. I sunk right down to the bed frame. Also the light couches need to be cleaned/covered. But overall, I would stay again

"We will be back to 1209! All the comforts of home with an ocean view and close beach access! The layout of the condo offers options for everyone to gather inside and on the balcony or have privacy in the bedrooms at the other end of the condo. Love the counter space, large fridge and dishwasher in the well stocked kitchen. Lots of storage for those who pack too much. Super comfortable beds, walk in shower and deep jacuzzi tub. To top it off the property manager takes a personal interest in your satisfaction.

Great Cozy Condo

"Very well decorated & put together, especially the living room & dining area! Very large porch, great for hosing. 1/3 of the view on the left if beautiful ocean (it was very clear a couple days, and then a bit of seaweed had shown up a couple day - to be expected!), the other 2/3 of the view is of the surrounding landscape & hotels.

Only issues we had were cleanlyness. They either need a chat with the cleaning crew or the construction crew or both as there was a film of dust on all surfaces & decorations in the main walk, kitchen counters, & dinging area.

Overall, very well put together & we enjoyed our stay very much.
