We offer complete home maintenance services, a professional housekeeping staff, an efficient guest reservation system, full marketing services, a user friendly website, reliable accounting procedures, and friendly team members who enjoy serving guests and owners!

How do we do it? We recognize that each property is unique, and each property owner has individual needs and concerns. The process of gathering details about your property, management expectations, and revenue goals will allow us to provide you with a property analysis that reflects realistic revenue projections along with ideas for improving the property for rental purposes. Our property owners are responsible for:

  • The cost of two full sets of linens at start up (no recurring linen fees)
  • Annual advertising fee of $795
  • Tram/Shuttle service for Sandestin® Resort properties only ($500)

Advertising

Our advertising success has surprised even us! As premier partners with worldwide reservation booking services such as VRBO, HomeAway, and Vacation Rentals, our properties are consistently showcased online and integrated with Beach Blue’s website which provides a seamless guest reservation experience. The Beach Blue website features detailed property descriptions, online reservations, and instant quotes. A prompt and thorough response to each and every rental inquiry is emailed to the potential guest within ten minutes. Our current “repeat guest” percentage is approximately 25-30 percent for properties listed with our company for more than two years.

Booking, Policies and Tax Services

The process for scheduling, booking reservations, and collecting payments is streamlined and provides accurate accounting for each property. Online payments include major credit cards and e-checks. Rentals are limited to persons over the age of 25, and pets are not allowed. Smoking is not permitted in any of our rental properties.

Each guest rental includes damage insurance that covers unintentional damage to the property up to $1500 per reservation. In addition, we offer optional travel protection coverage through CSA Travel Insurance. The policy provides reimbursement to the guest for a reservation cancellation within 45 days of arrival for weather or medical related events. All refunds for cancellations within 45 days of arrival will be issued through CSA Travel Insurance. Our travel protection insurance plan is offered to protect our guest’s vacation investment, and to protect the property owner’s revenue stream.

We offer monthly filing and payment of state and county sales and use tax as a service to our property owners. Monthly rental activity statements and revenue payments are sent to property owners by the 10th day of each month. Property owners may access their rental calendar, make owner reservations and view monthly statements by logging into the “OWNER PORTAL” section of our website.

Household Inventory

The rental property must be “inventory ready”, which means it must include all bedding, kitchen items, furniture, lighting, rugs, etc., needed for rental. We will provide a list of items needed, but will be happy to stock your unit with necessary items if you prefer. Beach Blue will provide bed, bath and kitchen linens, and charge the cost to the owner’s account.

Housekeeping and Maintenance

Our professional housekeepers will clean and inspect your rental property immediately following each guest departure. We will charge the guest a reasonable and customary cost for the cleaning fee. A member of our staff will conduct a walk through of the property following each guest departure. Light bulbs, air filter changes, and remote control/battery replacements are offered free of charge to the owner. Other home maintenance services (carpet cleaning, heat and air service, plumbing repairs, appliance repairs, tile cleaning, pressure washing, etc.) will be offered as needed and charged to the owner’s account. A deep clean will be completed yearly during the off-season and charged to the owner’s account.

Fees

Beach Blue charges a flat commission percentage of the gross rental revenue for your property. Property owners pay an annual advertising fee (currently $795) and pay the cost of two full sets of linens upon start up. If your property is located in Sandestin® Resort, we require that you provide tram service for guests at a cost of approximately $500 annually. We do not charge property owners for credit card fees, amenity fees, or other miscellaneous fees.

Owner Use

Property owners may use their rental property at their own discretion by reserving dates via the OWNER PORTAL section of our website. We do not limit the number of weeks available for owner use. However, we strongly suggest that owners limit peak season reservations, and adhere to the “Saturday to Saturday” booking structure that is consistent with our booking procedure. Please be aware that the more time you have available for vacationers during peak season, the more income your property will generate.
