“Down by the Sea” is our meticulously designed luxury vacation home specifically designed for extended families and large groups. It is conveniently located in Emerald Waters Village, which features the added security of entry and exit gates, and video surveillance. Renters will be provided access codes for all security features as well as access to the larger community swimming facility. Additionally, this home features a private swimming pool, with tanning deck, outdoor shower, and pool deck for relaxing/entertaining. Located 1 minute from “private deeded beach access”, this property features 3 king master suites (1st, 2nd, and 3rd floors), and two bunk rooms (2nd floor), which conveniently sleeps 20! The open concept main level is perfect for vacationing families who want to spend time together! The main level features a custom kitchen with prep island, separate breakfast and dining areas, and a comfortable living area with plenty of comfortable seating and a 60" Smart HDTV. The open living space is located steps from the side porch and pool deck, which offers easy access to the pool. There is a spacious king bedroom with an en suite bathroom and walk-in closet on the main floor that is perfect for senior family members. For your convenience, the main level offers a full laundry room with new Speed Queen washer/dryer, extra fridge and freezer and a mud room thoughtfully designed for sandy beach clothes and shoes.

The second level features an extra spacious Master King Suite with a sitting area which includes a sleeper sofa, generous closet space and a separate bunk room with 2 twin beds. The private master balcony offers peek views of the beach. To complete the master suite is a master bathroom designed with travertine stone that features a whirlpool tub, an oversized glass shower, and a double vanity. There are two additional bunk rooms. One bunk room has two queen bunk beds w/ a double bed trundle and the other bunk room has 4 double bed bunks w/ 2 twin trundles. These two bunk rooms share a hallway bathroom with a tub/shower combination.

The third level is home to another King Master Suite with a large private balcony, a walk-in closet and peak views of the Gulf and romantic sunsets. There is an en suite bathroom with a whirlpool tub, a travertine stone and glass shower, and a double vanity.

Treat your family to this luxury retreat and enjoy a relaxing vacation at 72 Emerald Waters Village! *The HOA does not allow any type of motorcycles, trailers, ATV or boats to be parked in this neighborhood. There is no street parking.

**Pool heating is available for an additional $55 per day plus tax and we must schedule this 3 days prior to arrival. By requesting a quote for this property, you agree to be added to our email subscription list.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

"First off Beach Blue Properties is the best rental company we have ever dealt with. Employees could not of been more helpful or nice. Our family stayed at down by the Sea and it was a great property. Very roomy spacious and in the perfect location. Great house for a large family and we recommend getting the golf cart and traveling Senic 98 to shops and restaurants.

"The house is beautiful and well maintained. The kitchen was fully stocked with everything you could need. The pool was clean and the outdoor furniture was in great shape. The beds are comfy and there were plenty of towels for everyone. The 3 master bedrooms worked well for our multi family group. We stayed for 3 days and had no need to purchase extra household supplies. A Pack 'n play, a beach cart, beach chair and toys were also provided. Check in and out was easy, and owners were very responsive.

"Our family of 19 ranging in age from 1 to 66 enjoyed this house for 6 days in Aug. 2023. We also stayed in this house May 2021. Perfect for our large group. Close to the beach and the private pool was awesome. There was a problem with the A/C on the 2nd and 3rd floors, got really warm. Beach Blue had HVAC out the next morning (on a Sunday) to work on it. Still wasn’t cooling as it should, they came out again that afternoon and found another problem and it was fixed. They even came back the next day to make sure. We understand things happen but their customer service was awesome. It is a great house for a large group. We loved it and if we do another family vacation in Destin, this is where we’ll stay!

Amazing Stay!!

"Where do I start!! The house was absolutely beautiful. The location was perfect and I can just go on and on about the size of the pool that was a great size for my large family. We had more than enough space for my family of 15! Unfortunately the weather was not that great but we spent that time at the house enjoying the various balcony views and the living space to spread out. Everything we needed was there and everything we wanted was in walking distance. I was beyond pleased with the availability of contacting and communicating with the rental office. I would love future updates of availability for this house as we love to come to Destin yearly. This house was a 10 out of 10 and Ihighly recommend it!

Awesome house

"12 of us stayed here and it was perfect!
The house is in a perfect location.
4 min walk to the beach, right beside Alvin’s souvenir store and a 5-10 minute walk to Badass coffee, Pompeno Joes and rolled ice cream!
The house is stocked with everything you need.
It would be nice if beach towels and chairs were there already because we flew so was limited on lugagge, but thankfully half of our group drove so they were able take them. There is a chair/umbrella rental place on the beach, just go down to the little hut on the beach to the left of our beach access gate. Just plan on doing the week rental if you’ll be at the beach everyday because it’s a lot cheaper.
There is a wagon and some beach toys, floats in the deck box.
The beds and pillows were sooo comfy! I meant to look to see what kind of pillows they were but I forgot.
There’s plenty of towels and washcloths in all the bathrooms.
The only suggestion I would have is putting a rug in front of the kitchen sink.
We had an absolute wonderful time and hope to be back.

Side note: our plane came in that morning and check In Wasnt until 4 so we stored our luggage at UPS (maybe 5 mins from house). It was awesome!
It was like $5.60 a bag. Book it thru .

"We had a party of 14 adults, 5 of which are 70+ years old. This house is perfectly located with easy access and a short walk to the beach, shopping and restaurants. Having the pool to relax by was an added bonus! The kitchen was a little snug when prepping meals, but manageable. The kitchen was missing a few much needed items: most notable, additional dish cloths & rags (only 1 of each supplied), a paring knife and a decent cutting board- all of which are very important when providing meals for large groups.
The bedrooms and baths were all comfortable and spacious, with ample receptacles electronics. Bunks all had individual lamps and usb/110 outlets bedside. The bottom floor was great for gathering with the open floor plan.

"My Family and I loved our stay at this house. There were 13 of us including 8 children. The house had plenty of room to accommodate all of us. The master bathrooms on the second and third floor were especially nice. The first floor living area is spacious and was great for our game nights. The second refrigerator in the laundry room was very helpful. The kitchen is well equipped, and we cooked in several times. The location is perfect, a very short walk to the beach and close to restaurants and attractions. I had reason to email the property manager with questions prior to our arrival. I sent my email on Friday night expecting a response on Monday. I was pleasantly surprised to receive a response almost immediately. I would definitely recommend both this house and this rental agent. We will be back.

"What an awesome vacation after such a long wait. Unfortunately our Easter Vacation for 2020 was cancelled due to COVID just weeks before our arrival. You can only imagine how hard this was to explain to six grandkids. Thanks to the owners and management we were able to reschedule for Easter 2021. It was everything we hoped for and more. Immaculate, well stocked kitchen, perfect location and peacefully relaxing. We were 6 adults and 6 children age 20-8 and had so much room to spread out. Communication with property management was outstanding and so helpful especially since COVID made things more difficult. Thank you again for a fantastic vacation and we will be booking again.

"Private pool, private beach access. Within walking distance, gated entry. Well stocked house. Clean, soft mattresses, well stocked kitchen! Our forever go to from now on. Visit Destin Ice for your shrimp boils! Half the price of anywhere else! We fed 21 people shrimp and all sides for 240 dollars. It was the BEST!

"We had a family getaway with our two daughters and their families and the house couldn’t have been better for us. "The house was beautiful, clean, and had plenty of room for all of our guests. The second floor master bedroom is amazing!! We had 12 girls all getting ready at once and we never had an issue with hot water. Very close to the beach but the only downfall was it’s a very steep staircase to get down to the beach. When carrying a bunch of stuff, it’s pretty challenging. The pool was awesome also, perfect size!

"We enjoyed the space. Lots of beds for a big party of people! We may look to stay there again next year! Clean. The only thing we didn't like is despite it being clean and ready for us to come in, we couldn't check in any earlier than 4 PM.

Also, only other thing we didn't love were that the beach is private with a rule about not bringing canopies on the beach. We had a big group, and wanted to definitely stay underneath the canopy so we drove down to the public beach area.

"This house has everything needed for a great vacation stay! We loved the private pool. Highly recommend adding the extra cost of heating the pool. It's worth it especially for our stay in the month of April.
