Reservations may be booked up to one year in advance, however rates and properties are subject to change. A down payment of 50% percent is required upon reservation. The advance payment is applied to the total cost of the rental, and is not a damage deposit.

Reservation Confirmation will be sent via email along with a rental agreement and golf cart agreement (if applicable). You must sign the applicable paperwork and fax or email it to our office within 5 days of reservation. In the event we do not receive your signed paperwork, the reservation will be cancelled, and our cancellation policy will apply.

Payments – When making a reservation more than 45 days in advance, your down payment may be paid by credit card (MasterCard, Visa, or Discover Card). The final payment is due 45 days prior to arrival. We also accept personal checks for final payment. Our preferred method of payment is E-Check. For reservations made less than 45 days prior to arrival, immediate payment in full is required by credit card (MasterCard, Visa, or Discover Card).

A Processing Fee is included in the reservation cost for administration and processing of your reservation and is non-refundable upon cancellation.


1. CHECK IN TIME: 4:00 pm CST CHECK OUT TIME: 10:00 am CST

No early check-ins. Your door key code is programmed to allow access on your day of arrival at 4:00 pm. The door key code will deactivate at 10:00 am on your day of departure. In rare instances, access to your unit may be unavoidably delayed due to cleaning or maintenance issues, and may not be ready until 5:00 pm. There will be no discounts offered due to an unavoidable late check-in.

2. This is a NON-SMOKING unit. No PETS are allowed.

3. AGE REQUIREMENT – The minimum age to rent this property is twenty-five years old. You must be able to show proper identification at check in. We do not rent to vacationing singles under the age of twenty-five unless accompanied by an adult guardian/parent. Any reservation obtained under false pretense will be subject to forfeiture of all monies paid, and the party will not be permitted to check-in. The maximum number of guests is limited to the advertised number.

4. NO DAILY MAID SERVICE – Linens (Bathroom, Kitchen and Bedroom) are provided in the unit. Daily maid service is not included in the rental. You must bring your own beach towels. Towels and linens may not be removed from the unit. A starter supply of trashcan liners, dishwasher detergent, paper towels, toilet paper, soap, and shampoo is supplied. Please bring an extra supply of bathroom supplies, laundry detergent, paper towels, dish soap, etc.

5. SECURING PERSONAL PROPERTY– Beach Blue Properties, LLC is not responsible for acts of theft or vandalism, damage to personal property, or for personal items left by the guest in the accommodation at departure. If a “left behind” item is found, and you wish to have it returned, there is a $25 service charge plus shipping.

6. RENT DISCOUNTS – Some of our rentals include the use of a golf cart at no additional charge. On rare occasions, a golf cart may not be in working order or may need repair while the guest is vacationing. There will be no discount given for unavoidable non-use of a golf cart in the event the golf cart stops working. However, every effort will be made to repair the cart in a timely manner.

7. EVICTION – Beach Blue Properties, LLC reserves the right to evict any guest party that causes the following (but not limited to): excess noise or disturbances to neighboring guests, participation in unlawful activity such as drug use, underage alcohol use or fighting. If law enforcement or resort security is dispatched to the property, the guest party will automatically be evicted.

8. VACATION RENTAL DAMAGE PLAN – The Vacation Rental Damage Plan is included in your total rental cost. The Vacation Rental Damage Plan covers unintentional damage to the rental unit interior that may occur during your stay, provided damage is disclosed to management prior to check out. The policy will pay a maximum benefit of $1,500. Any damage that exceeds $1,500 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse Beach Blue Properties for the cost of repair or replacement of such property up to a maximum benefit of $1,500. The Vacation Rental Damage Plan fee is non-refundable.

9. RESERVATION DOWN PAYMENT – A reservation down payment equal to one half of the total rental cost is required upon booking. Dates are reserved when down payment is received.

10. FINAL PAYMENT – Final payment is due 45 days prior to arrival. We accept cash, personal checks, bank money orders, credit cards (VISA, MasterCard or Discover) and E-Checks. If you are mailing your payment, please make checks payable to Beach Blue Properties, LLC, and mail to: Beach Blue Properties, LLC, 9300 Baytowne Wharf Blvd, Suite A, Miramar Beach, Florida 32550. If you do not contact us before your final rental payment is due, we will charge the payment method on file for unpaid rental charges on the date that payment is due.

11. HURRICANE OR STORM POLICY – Should a hurricane or tropical storm threaten our area, we will receive evacuation instructions from the National Hurricane Center and our local officials. If a “Mandatory Evacuation” order is issued and you have purchased CSA Traveler’s Insurance coverage before the storm was named, a refund will be given by CSA Travel Protection. Beach Blue, LLC will not issue a refund of any payments due to a hurricane or storm. Please refer to the CSA Travel Protection information in Paragraph #14.

12. RESERVATION CANCELLATION – Please contact our office as soon as possible if you must cancel or change your reservation. If you cancel your reservation more than 45 days prior to the arrival date, you will receive a refund of all monies paid less a $250 cancellation fee. If you cancel your reservation within 45 days of the arrival date, you will lose all monies paid unless a CSA Travel Protection insurance policy has been purchased. See below information regarding CSA Travel Protection insurance. YOU MUST SEND WRITTEN NOTICE OF CANCELLATION TO BEACH BLUE PROPERTIES BY EMAIL (info@beachblueproperties.com).

13. PROPERTY SUBSTITUTION – Beach Blue Properties, LLC manages properties that are privately owned and subject to reasonable wishes of the Owner. Properties are occasionally removed from our rental program on short notice due to change in ownership or other changes made by the Owner. In addition, a property may become uninhabitable due to unforeseen maintenance issues. Although we will do our best to fulfill your specific request, it is not guaranteed. At the time your Reservation is confirmed, we reserve the right to change the assignment to a comparable Rental Property. Should this occur to a confirmed Reservation, every effort will be made to contact you to inform you of the need to change your Reservation to another suitable accommodation. Please be assured you will either be moved to a comparable Rental Property or upgraded, at our discretion, depending on Rental Property availability. In some cases, a comparable Rental Property may not be available due to the unique nature of the request (e.g. penthouse units); in which event Beach Blue Properties, LLC may offer you the next best comparable Rental Property, reschedule your Reservation, or offer you a refund. No two properties are the same. Inventories and furnishings are subject to change without notice.

14. TRAVEL PROTECTION INSURANCE – Travel protection insurance is available through CSA Travel Protection. Your purchase of the travel protection plan is optional, however, we strongly recommend it. Travel insurance can help protect you from certain unexpected risks offering protection for Trip Cancellation, Trip Interruption, and Travel Delay.

There are two ways to purchase travel insurance. You may purchase a CSA Travel Protection insurance policy through Beach Blue Properties any time prior to your final payment. Please review the policy guidelines at www.vacationrentalinsurance.com/330CERT. An example of the policy can be found at http://www.csainsuranceservices.com/pdf/330csa_doc.pdf.

You may also purchase travel insurance directly from CSA Travel Protection. For information about the policy offered by CSA Travel Protection directly, please call 800-348-9505. IMPORTANT: Although both policies offered are underwritten by CSA, the coverage and premium costs are different. Please contact CSA Travel Protection at 800-348-9505 with specific questions.
