Please note this property is available for families and adults over the age of 25. Please do not inquire for a student spring break group. *The HOA does not allow golf carts in Gulf Trace.

Sparkling blue beaches…. sugar white sand…. blissful sunny days. It all awaits you at 117 Gulf Shore Drive - West. This vacation home is built right on the sand in the residential enclave of Gulf Trace - just off 30A in Grayton Beach. With 2900 square feet, our home offers five bedrooms, five bathrooms, and is roomy enough to comfortably accommodate up to thirteen guests.

No need to rush to get to the beach – you are already there! Take time to sit on the balcony and enjoy watching the kids play in the sand. With 80 feet of beach frontage, there is no better beach location. So come prepared to build a sand castle and bask in the sun!

Designed with family enjoyment in mind, our main level offers an open concept living and kitchen area. New LVP flooring and new furnishings invite you to relax and enjoy your beach experience. The kitchen features granite countertops and stainless appliances, and is fully stocked with everything needed to prepare meals for your stay. For the chef in the group, there is a BBQ grill on the balcony. The living area offers plenty of comfortable seating for everyone to enjoy movie entertainment on the large flat panel HDTV television. Complimentary WIFI is provided.

Each of the five bedroom suites offers a private, full bathroom. There is beachfront balcony access from two of the bedrooms. For your convenience, a full laundry room is located on the main level.

2nd FL: King bedroom with full bathroom and balcony, King bedroom with full bathroom and balcony, 1 Queen bedroom with full bathroom, Kids room with twin over twin bunk, twin over full bunk, and full bathroom.

Dining out is a delight in Grayton Beach! Great restaurants abound from casual to elegant in the old village of Grayton Beach itself or nearby in Seaside or Blue Mountain Beach. In fact, all of the picturesque villages of Scenic 30A are just minutes away offering delightful diversions for sensational shopping at unique boutiques, free live musical entertainment and special seasonal festivities. The location is unsurpassed, and the accommodations are perfect ~ make some beach memories at 117 Gulf Shore Drive in Grayton Beach! All vehicles parked at a residence must fit within the boundaries of the driveway (can fit 3 cars) RV's and camper trailers are not allowed. Illegally parked vehicles will be towed at guest's expense. *Golf Cart rentals are not allowed per neighborhood association.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Great Stay!

"We had 10 adults and the house was spacious and everyone had plenty of room to hang out in for a week. The kitchen was great for cooking family meals. Beach access was perfect and the two decks had great views of the beach and water. We try to stay in Gulf Trace whenever we visit 30A. The neighborhood is quiet and walkable. The only problems we experienced were the WIFI was not vey consistently available and the living room TV is hung so high it made it difficult to watch in a sitting position on the couch. Also the couch has a very short back and not very comfortable. Overall we had a wonderful time and would rent this again.

Great House!

"We had a great experience at On the Sand. The house was clean and comfortable. Beach access was fantastic. You do share beach access steps with your attached neighbor which wasn't any issue for us. Someone stayed across from us, and we never heard them at all so walls must be well built. The beach in this area is not as crowded as many parts of 30A. 2 upstairs bedrooms have great views. The house had dual fridges in the kitchen which was helpful for all our drinks and cold stuff. Only thing missing is an icemaker. I would definitely stay here again.

Great view, disappointing quality on the inside

"We stay on 30A at least once a year. We have stayed in many high-end places and this is by far was the most disappointing one. The view is amazing. The overall experience was adequate. There are minor issues like the lack of bikes or beach chairs or golf cart. You can always rent those or pay extra if needed. The main concerns are the quality of the place. For example, the showerhead in our bathroom was applied with a sticky and it kept falling off. The AC broke down one day. Luckily, we were out most of the day and they were able to fix it by the evening. There are other minor issues with the quality of the place. We also spoke to our neighbors who shared the entrance with us and they had similar issues. Overall, the layout is a bit underwhelming. We enjoyed the open space on the first floor. On the first floor there was only one small bedroom. There was only one bathroom that was shared with that bedroom. The second floor had four bedrooms, two of which had you of the water. Quality of the beds were very poor. The place was adequately supplied with towels and other amenities. There was a washer and dryer and a working air fryer and a dishwasher. We also use the grill on the outside. Again we have stayed over 10+ places on 30A and I don’t think we would come back to this one. It wasn’t worth the price.
In summary, the place was adequate, but underwhelming.

"Great location and property - paradise (if you like the natural side of 30A, Grayton is perfect). Property modern/updated style, minimalistic design (and you might bring your own fav cookware), clean. Thoroughly enjoyed, almost hate to tell about this quiet, beautiful place - we'll definitely be returning!

We rented both East and west sides of the house the whole house we enjoyed ourselves immensely, and Rebecca with the Properties management company was one of the best girls we had ever dealt with. "Our family party of eleven, 6 adults and 5 children (ages 3-11) enjoyed our stay here immensely! There was plenty of room for all and the location right on the beach was just perfect!

We all enjoyed just being able to walk down in the morning and set up and enjoy the beautiful, quiet beach that included
an estuary from a lake above that the kids loved to play in catching minnows and crabs! We had gorgeous weather for our entire stay and never got in the vehicle the entire stay! So relaxing!

The property manager was very responsive to our needs! They promptly responded providing a bbq propane refill and a new iron for us! They also very kindly delivered a few items to UPS to send to us that we left at the house upon departure!

We all agreed this was the best beach trip ever and hope to return next year! Highly recommend!

Beach Front Luxury

"A lovely renovation for a favorite beach house at a premium price for beach front property. A few suggestions could elevate this rental. Instructions regarding the TV situation would ease the learning curve for the tech challenged. The kitchen is lovely, but is lacking in barware/wine glasses for large groups. Also, there was only one large cooking pot that was not big enough for a shrimp boil. Many 3 qt pots, scratched and not in great condition. Our second day we discovered no heat/ac upstairs...due to broken heat pump. Wondered why this wasn't addressed before we arrived, as the batteries had been removed from the thermostat, so someone had to be aware of the issue. Rental company was very response to all of our issues, so that was a plus. We totally enjoyed the decorative fireplace as it was a cloudy, windy and cool week at the beach. The lovely large dining table and big sectional couch provided lots of lounging room for everyone. Best of all was the panoramic view of the prettiest beach around.

"WOW... fantastic stay to the point where one just never wants to leave!
I would definitely recommend this spot to anyone that was interested in a fab vacation on one of the most beautiful beaches I have stayed.
While there were some hiccups (reason for not full
5-star experience) that seemed to be related to a very recently completed renovation, the owners were very responsive and professional which was much appreciated!

"Excellent location. The unit has deferred maintenance that needs to be addressed. One of the doors leading to the beach was EXTREMELY difficult to open as the door was sticking and the door knob is a bit loose. One of the light fixtures fell and shattered. I called Beach Blue Properties to leave a message about the door and needing an exterminator to spray, but they did not return my call. Overall, I would stay there again, but it would not be my first choice. I think these small issues could be remedied pretty easily and with not much expense.

"Overall we had a great stay. The beach is beautiful and the house is on the beach. Everything was clean and beds were very comfy. The only thing that could use a bit of work is basic maintenance - doors hard to open, bathroom cabinet door hanging off, blind slats falling off.

Great location, beautiful house

"Overall, this is a beautiful house, sharing a wall with another similar house, but very discreet - We never heard any noise coming from the neighbors. Either they were very quiet, or the walls are soundproof.

The pros:
The house is right on the beach, a few steps from the beautiful white sand. The 2 condos share 1 staircase to the beach, but it was never an issue.
We booked it Christmas eve for a last minute trip, and it was ready Christmas day, which I thought was impressive around the holidays.
The house was clean, there were sample size shampoo/body wash/lotion/soap in every bedroom (there were 5) - just like in hotels. TV with cable in every bedroom also. There was a small dish soap bottle, salt/pepper, ample dishes/glasses/cooking wear/utensils. There was a sample size washing powder box on the washer/dryer. Each bathroom had 4 sets of towels.
As other reviewers wrote, the mattresses are comfy. The water pressure is good in the showers, and the hot water was quick and strong.

The cons:
As other reviewers pointed out, there were small railings missing from the deck, where a small child could fall though. I found it disappointing that other people have pointed this out a few months ago and it still wasn't fixed.
The door handles to the deck are falling off the doors. It was hard to open/close. This house needs a handyman to pay a visit soon. It shouldn't take too long, I'm puzzled as to why this wasn't done.
There were no bath mats in any of the bathrooms - very slippery floors. I called the property manager to ask about them, they said they would bring some the next day but never showed. Instead, they came over to change the gas jar on the grill, and asked my husband about 4 times why we called about the gas jar if it was not needed, even though he kept saying we never called anyone about it...

"My girls group of 12 stayed in the west side of this property and enjoyed every minute! The home was comfortable and clean and we loved having so many bathrooms. Beds were comfortable. The beach is right at your doorstep and we lucked out with perfect weather. Management was super responsive with any requests. We bought ice a few times as the ice maker had a hard time keeping up with 12 of us, but the kitchen was well stocked with the exception of a couple of items which we have told management about. We cooked several nights and loved having the nice long dinner table that accommodated everyone. I would definitely recommend this home!
