Beautifully designed in warm coastal style, this beach villa at Tivoli by the Sea, Sandestin Resort is completely remodeled and ready for beach guests! You will love this elegantly renovated and spacious three bedroom, three bathroom villa. There are new wood floors, a fully updated kitchen, and new furnishings. This lovely property is located on the ground level - just park and walk up a few steps to the front door!

The floor plan offers an open entrance foyer, a sunny dining area with french doors to a screened in porch, and a spacious family room with a comfy sectional queen sleeper sofa and a 55" HDTV. Our gourmet kitchen features granite countertops, stainless steel appliances, and is fully stocked with cookware and dinnerware. The master bedroom is designed with a king bed and an updated private master bath featuring an oversized shower and roman bathtub. A second guest bedroom features a king bed, an HDTV and access to a private full bath. Our third guest bedroom offers a bunk bed (twin over full beds) and a custom built-in entertainment center with an HDTV. A third bathroom is conveniently located in the hallway.

You will enjoy cool ocean breezes and a tranquil view of the golf course while entertaining outside on the screened porch with outdoor seating. A few steps away is the sparkling Tivoli swimming pool! The location is perfect - a short stroll to the beach and near the Village of Baytowne Wharf with dining, shopping and entertainment. The Resort offers something for everyone... a full marina, tennis, four golf championship courses, two conference centers, walking and jogging trails, beach and bay access, restaurants, boutique shopping.... you name it! CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

"The unit is pleasing to the eye, but there are plenty of things that need attention. The patio was so terribly dirty, that we had to mop and wipe down everything before we could even sit down. The screen door on the patio was not easy to use and could use some attention. There was a major amount of crumbs in the cabinets in the kitchen. Although the shower in the master bath looked amazing, it was terrible to shower in. The shower head felt like pins and needles and there was no way to adjust, and even though there was a ton of space, the water leaked outside the shower every time (due to shower head). As far as the property manager, she was very reliable and responded quickly to communication. Overall it was a decent property, but the things listed above could be fixed to make the stay even better. I would have liked to see some written information in a binder upon arrival about the facility, WiFi password, etc., but there wasn’t one of those. The unit above was fairly loud and it made it hard to sleep some nights, but that isn’t something that can be fixed. The pool was heated and close by.

Wonderful place to stay for a family

"My family (grandpa, husband, myself, two kids, sister and her kid) at this condo for a week this summer. It was just as beautiful as it looks in the pictures. So peaceful and relaxing. The golf cart was a huge plus, and very necessary for the resort this condo is located in. We were able to easily get to the beach, and we could even drive the golf cart to the grocery store and the other stores in that shopping center. The resort is huge and you could drive the golf cart all around it. The Wharf was really cool, my older daughter loved all the activities and attractions it has to offer. It was also so nice to have a washer and dryer in the unit, especially with kids! We ran into a few issues, but the management was quick to respond and fix any issue we came across (they weren’t major issues). The only thing I would recommend to anyone staying here would be to bring extra pillows! There was only like one pillow per person and I usually sleep with like 4. But I would definitely stay here again! Although maybe with one or two less people because it did start to feel a little crowded toward the end. Overall, we had a nice trip and a wonderful stay at this condo.

"We couldn't have picked a better place, close to the beach and restaurants. The home was very clean and lots of room. Definately coming back to 5272 Tivoli Way. Only one incident, we had a run in with a "kenny" he was an owner and complaining about the parking, but we didnt pay any attention to him.

"Overall, the stay was enjoyable. It was relatively close to places we ventured out to visit (Baytowne Wharf, the beach, and shopping), plenty of room for our two families, a great layout, and was clean upon our arrival. "We walked into our rental and it was wonderful. We didn't have great expectations after hearing different stories from other people and their experiences but we stayed positive. No one has rented from Beach Blue Properties that we know and we were so pleasantly surprised. It was portrayed just as the pictures showed. There were 6 of us, four adults and 2 children. We rented a three bedroom and three full bathrooms. It worked out beautifully. Also we cooked most of our meals and the large open kitchen and living room also worked beautifully. The screened in patio was a great place for drinking coffee each morning. The rental was clean and supplied with towels, etc just like we were told. The location was great also. Thank you so much for such a wonderful, awesome place to take our granddaughters to the beach for the first time. We just enjoyed our stay so much.

"Appreciated the help received from Beach Blue wren we wanted to arrive in Sandestin a day early to avoid bad weather on our travel route. The unit was clean and kitchen was well
stocked. Some things that need to be worked on are as follows: 1. The shower drain in the master bedroom bath really needs to be unstopped. A quick shower would result in water up to the ankles. We tried vinegar and baking soda but it only worked for a short while. 2. The shower door handle is very loose. I would have tightened myself but didn’t have tools. 3. The outside of the windows were filthy and in bad need of cleaning. Having said that, we enjoyed our stay and plan to return next Jan/Feb.

"This property was amazing!!!! Wish I had more time and the property but softball had us busy!!! This property looks just like pictures. Restaurants very close pool was walking distance. Great Condo!!

"This rental is very nice! We only had a few minor issues but the rental company was quick to fix them! One small, minor detail is that the cleaning company needs to be a little bit more thorough when cleaning. Several of the bathroom drawers needed cleaned before use and several door handles and light switches were sticky with food, probably from some little munchkins ��. Overall, this was a great place to stay and we enjoyed it very much. We will be back.

"We loved staying in Unit 5272. It was clean, well decorated, and quiet. Just what our family of 5 needed for a few days!! Plus, the employees at Blue Beach are super easy to work with. They respond quickly to questions/concerns with professionalism and kindness. My husband and I are not tech savvy so we appreciate not having to download an app and call a 1-800 number for help. Highly recommend renting any of the units from Blue Beach!!
