WELCOME to the perfect beach vacation villa! Our second floor, 2,400 square foot villa is completely upgraded and has the largest floor plan available in Tivoli by the Sea with soaring ceilings and large open spaces. There is a comfortable and spacious family room with 65" HDTV for everyone to enjoy a movie or their favorite sporting event. Our gourmet kitchen has new stainless appliances and is fully stocked with everything you will need to prepare a delicious meal for your family. A sunny dining area seats six with bar seating for five.
With four bedrooms and four bathrooms, our villa will accommodate up to 10 guests. The master bedroom suite features a king bed, a television area, and access to the outside screened balcony. The updated master bath is complete with a roman shower, soaking tub and dual vanities. A second guest bedroom suite offers a queen bed and an updated full bathroom. A third guest bedroom suite features a king bed and an updated full bathroom. The staircase from the entranceway leads to a loft area which is furnished with queen over queen bunk bed and full bath.
For your convenience, there is a full laundry room with a washer and dryer. We invite you to enjoy sitting outside on our screened balcony and take in a view of the golf course! The gated swimming pool in Tivoli is within easy walking distance. The sugar white beach is a short golf cart ride away. This rental includes both a six and four seat golf cart and the tram is also included. So spin on over to the Baytowne Wharf for boutique shopping or dinner at one of the Resort's premier restaurants. Check-in is simple…Just park in front of your villa, unlock the front door, and enjoy your vacation. Welcome to our beautiful Tivoli villa! Please note there is no elevator for the building or a grill available for use.
*** NOTICE REGARDING PARKING: Each unit is allocated one assigned parking spot only in accordance with HOA and security regulations—no exceptions. The Tivoli neighborhood has a few visitor spots identified as TIV3 however they are first come, first serve. Only one spot is guaranteed. The resort does not offer overflow parking. For additional parking, guests may use off-site paid parking at Geronimo RV Park in Miramar Beach (2.9 miles away). Please contact Geronimo RV Park directly for availability and pricing at or.

NOTE: The total reservation cost includes the nightly rate, clean fee, damage waiver, transportation fee (for select properties), processing fee and tax. By requesting a quote for this property, you agree to be added to our email subscription list.
CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Thank you for your review! We are so happy to hear that you had a wonderful stay and enjoyed the golf carts, location and villa. However, we sincerely apologize for the bees and are so very sorry that one of the children was stung. Unfortunately, this was a building issue that we were unaware of and not specific to our unit. We have worked with the HOA and a professional beekeeper to rectify this issue. We also apologize if you felt our home was understocked. To avoid confusion and ensure guests arrive fully prepared for their stay, we work diligently to provide guests with all necessary information prior to arrival. Stated in both the app and check-in instructions, guests will receive only a starter pack of supplies (soap, toilet paper, detergent, etc.) and are responsible for bringing additional items, if needed. However, we do apologize for any inconvenience this may have caused. As for cookware, we are always willing to deliver additional pots, pans, etc. if needed and regret that we were not notified of this issue during your stay. Again, we appreciate your feedback and hope you will accept our sincerest apologies. We wish you safe travels home and hope to see you again soon!

It is extremely rare that we receive negative feedback concerning our linens and we have notified our housekeeping director of your concerns. We also appreciate your feedback regarding the set up of the rooms; the owner of the unit furnished each room in the way they deemed most appropriate, but will be sure to assess the room set up and mattress the next time they are in town.
