This three bedroom, three bathroom beach villa leaves nothing to be desired. Located alongside a golf course in the Resort. This ground floor unit has no stairs to climb and is located across the street from the Tivoli by the Sea swimming pool. Take the 6-seat golf cart or tram to the sandy white beach.

The kitchen is state of the art with granite counter tops and all the needed cookware to prepare your favorite gourmet meals. Located next to the kitchen is the dining/breakfast area, which seats eight. Three barstools provide additional overflow seating for meals. The entertainment center in the family room features a large HDTV with a DVD player. The master bedroom and first guest room also feature HDTVs with DVD players. The second guest room has cable television and a DVD player as well.

This villa offers plenty of room for 10-12 guests with a king bed in the master, queen in the first guest room, and two doubles in the second guest room. There are also two twin bunk beds in a bunk closet in the entryway suitable for youngsters. There is a queen pull out sofa in the family room. This villa has three luxurious bathrooms. The master bath features a double vanity along with a roman style tub and a separate 'two person' shower. The second and third bathrooms have single vanities; one with a tub/shower and the other a single shower.

Outside is a sunny screened porch overlooking a picturesque golf course with an additional view toward the beach. This villa is ideally located to enjoy the beauty and amenities of the will want to stay forever!

*** NOTICE REGARDING PARKING: Each unit is allocated one assigned parking spot only in accordance with HOA and security regulations—no exceptions. The Tivoli neighborhood has a few visitor spots identified as TIV3 however they are first come, first serve. Only one spot is guaranteed. The resort does not offer overflow parking. For additional parking, guests may use off-site paid parking at Geronimo RV Park in Miramar Beach (2.9 miles away). Please contact Geronimo RV Park directly for availability and pricing at or.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Tivoli Is A Nice Location

"This was our first time staying in the Tivoli area. We really enjoyed it being so close to the beach. We also enjoyed the pool being just across the street from the house. The house was nice and had an open floor plan in the living room area. The house had several issues that needs to be addressed such as knobs loose on drawers, cabinet doors coming off hinges, and just overall a good cleaning is needed. The windows looking outside from the dining room area needs a major cleaning as well. We noticed the ice maker would not make much ice each day for some reason. We enjoyed the screened in porch area. This made for a good place to drink coffee in the morning and enjoy the fresh air. We also want people to know that the bunk area is for children only as these are not your normal twin size bunk beds for adults. Overall we enjoyed our stay and didn’t let things bother our vacation so we made the best of it.

"First time staying at Sandestin Resort. House was clean and in good shape, when we arrived and we were able to do early check in. Showers had great hot water. Beds were comfy. Golf cart had some electrical issue with the headlights sporadically flickering at night and the horn would randomly go off which gave us a few good laughs. It was difficult to make dinner and breakfast with the lack of pans and skillets. House that big should have skillets and pans that can accommodate cooking for that many people and cooking utensils. Another suggestion would be to have a welcome sheet in the house with perhaps a map of the resort. We were staying there for the first time and really had no idea where we could take the golf cart or what was on the resort area we could visit.

"The overall stay at Sandestin was very nice, everything was clean, very spacious, and it wasn’t overcrowded. The only thing I would say is for as big as it is there is only one parking spot so if you have more than one vehicle you have to park about a half mile away. The golf cart helps with that but still, and the other thing is toiletries. For what you pay to stay you’d think they wouldn’t have military grade toilet paper. So other than those two little inconveniences the overall stay was very nice and would do it again.

"The rental was nice but needs some updating. The layout was great and there was plenty of seating in the living area. The master bedroom was comfortable and the unit was clean. The sink was clogged but maintenance repaired it the day that the issue was reported. The bedroom with 2 full beds was hot the entire week. The frying pan needs to be thrown away but we had everything else that we needed in the kitchen. The golf cart had wires hanging from it and we had a flat tire. We were pleased for the most part but plan to stay in a beachfront rental if we return.

"Loved being able to feel like you were apart of a community but, also being able to drive down to the beach or over to all the shopping opportunities right across the road. Very nice clean and neat living environment and was able to accommodate all of our guest. Felt very secure with guards up front letting guests in and out. "Enjoyed our location around Christmas time here. Great location with access to a semi-private beach. The property was as seen in the photos.

Some cons -- Did not like the kids' bunk bed location ( in a closet) - had to move beds for a party of 6 adults and 5 kids.

Also, found some roaches . The internet was very patchy. More bath tissues would be recommended.

Being Christmas time, service was delayed, but prompt on other days. The fridge had an issue on the last day ( hopefully would be rectified for the next guests).

Overall liked the property!

Perfect space for 8

"This spacious condo was perfect for 4 adults, 2 teenagers and 2 children under 10. We had plenty of space to separate or be together. The only issue we had was the bathtub tied to the bedroom with two double beds didn’t drain well, so multiple people couldn’t take a shower close together or they were standing in several inches of water. The pool was heated and less than 50 yards away, so we had several night time swims. The pool lights were not working at night even though it was open until 10:00pm, but there was enough light to swim. Golf cart made it easy to get to the beach. Great location to get into Destin or visit Santa Rosa Beach or Seaside. Would definitely recommend!

"This is the second time we’ve rented this property for the Thanksgiving week and we will be back again. When we walked in we could smell how clean the place was. The cleaning crew did a fantastic job! The beds were comfortable and the living space is huge and bright. Our family of six was very comfortable staying here.

"Great vacation experience! Plenty of sleeping for 7 adults and 5 kids. Kitchen was very spacious for several of us to cook together without being cramped. Lots of space for kids to play inside. Very quiet, couldn't hear any of the neighbors. Parking right next to the front door made it really easy to load up the vehicles. Golf cart was great for a quick trip to the beach.

"Location was perfect... close to pool and short golf cart ride to beach. Very spacious and nicely decorated. I need of some general overall maintenance (leaking kitchen faucet, shower head leaking over backside, nonA-stick cookware all scratched and no appropriate utensils for this cookware to prevent scratching, black mold in master bath ceiling at air vent and in 3rd bath next to shower by toilet, 2nd & 3rd bedroom bed frames need bolts and/or tightening, 2nd bedroom ceiling fan shakes and makes noises on high, cabinet handles not attached at wet bar, and back porch needs a good pressure washing). Really these are little things that seem to have probably been overlooked for a while and just need a day to get all taken care of. The property company was polite and good to work with. The general maintenance staff are not very as qualified as I would have expected for a large rental company. Overall this is a great property and location.

"This is a beautiful home that is perfect as a gathering place for families to be together and enjoy the beach and all the amenities of the area. It is open, spacious and quite comfortable. The view of the golf course and lake from the screen porch is nice. We spent many hours on the porch playing games -- ages 60 to under 3! - Special week in a special place. In addition, having the pool almost across the street was a bonus - just a short walk from our door!

"The 3 bedroom/3 bath (with screened Lanai) condo itself was absolutely stunning, (spacious, beautifully decorated & the floor plan was so open & convenient from room to room). The pool was just a short walk & the ocean a short drive. So convenient to restaurants, movie theatre, shopping, (especially the wonderful Silver Sands Premier Outlets :) Our only difficulty in our unit was with some water standing in the sink & shower of one bath, & in the sink in another. Extra bath towels/bath cloths & kitchen sets would be helpful....but with the washer/dryer the amount provided works. Our only issue with the amenities was with the pool & bathroom facilities in the pool area. The pool itself was not as large as we expected & the bathrooms really need updating...seemed fairly old, (no mirrors in women or mens rooms, had to turn on a timer for the lights to come on & trash wasn't being picked up daily) ....though we had wonderful pick up (twice daily) at our unit. The pool water looked & seemed clean...though debris from trees around the pool area need to be removed daily. Overall we would still recommend the condo because we thought it was just gorgeous! And we would stay again...but we sure hope the Resort works on the pool area because we spend a lot of time there on family vacations :) The management was very helpful with questions before our stay & we felt comfortable to contact them had we needed any thing. We were sad to leave :( But may God bless your stay! :)

"Great location. Walk to beach and across from pool. Felt the property could have been a little cleaner. Sheets did not appear clean on beds but washed and moved on. Would be nice to also give a couple extra towels so we would not have to do laundry every day on vacation.
