"33 Palms" is the perfect beach house. Located just next to the pool and beach, down a peaceful lane in Seagrove Beach just off 30a.
Our staff gives it 5 stars!

Meticulously renovated and updated by interior designer Kristie Barnett, this home, in the popular Summers Edge community, offers 4 bedrooms, 3 bathrooms, and sleeps up to 10 guests. On the beachside of 30a, our beach house is situated next to the swimming pool on the coveted, bike-friendly South Ryan cul-de-sac. Just 20 steps to one of two luxurious community pools, and 65 yards to the beach – there are no busy streets to cross! Seagrove Beach is within biking distance to Seaside, and a few miles from picturesque Rosemary Beach, Seacrest Beach and Alys Beach. The HOA does not allow golf carts.

33 Palms boasts a total of four outdoor sitting areas – a front porch, two covered balconies, plus a large sundeck off the third floor. Newly refinished hardwood floors flow throughout all three levels of this elegant home. With three king bedroom suites and two separate bunk areas for up to 4 children, this home comfortably sleeps 10 guests.

The entrance to this home begins at the front porch with a classic swing. Just inside, the living area is furnished with a designer combination of new and vintage décor complete with comfortable seating and a 60” smart television. In the statement kitchen you’ll find stainless steel appliances, Cambria quartz countertops, a lovely tiled back splash, and open shelving. The contemporary oval dining table seats 6, and the adjacent kitchen counter bar seats 3. There is an outdoor propane grill and a heated outdoor shower for your convenience.

The light-filled first floor bedroom features a KING bed, 35” Smart TV, an attached renovated bath, and a closet just big enough to tuck in a pack-n-play for baby’s naptime. This provides a perfect option for guests who would prefer the convenience of never having to climb stairs during their stay.

The main master suite is found on the second floor, and is the perfect hideaway outfitted with a KING upholstered bed, a 60” mounted smart TV, and a relaxing upholstered chaise lounge for afternoon reading or checking emails. The master bath includes a double vanity, a walk-in frameless glass shower, and a soaking tub. Step out onto the private balcony overlooking the entrance to the pool, and enjoy your morning coffee.

The second master suite is outfitted with a KING bed, a 35” Smart TV, and a bathroom with a walk-in glass shower. The hallway bunk area sleeps 2 children, and provides a dresser along with luggage storage beneath the twin built-in bunks.

Please note: All Televisions are SMART only, and you will need to log in to your own streaming accounts.

Bunk areas on different floors are great for separating the boys from the girls. The 3rd floor loft bedroom is a perfect getaway for 2 guests with twin bunks, a 35” SmartTV with Wii (bring your own streaming device for more options), and a large sun deck. The upstairs bunk area does not provide cable service for the television, rather, it is a perfect for dvd movies or wii gaming.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Reservations cancelled 14-29 days prior to arrival receive a refund of 50% of the amount paid. Reservations cancelled within 14 days of arrival receive no refund unless the guest purchased travel insurance. Guests are required to complete a rental agreement by electronic signature within 3 days of booking.

Great location, good, clean rental

"Positives
1. Truly great location. Beach access is really about a 90 second walk. Close to Publix as well.
2. Pool is 30 second walk, heated, must have on a cloudy day in March. It would be great to have a hot tub though. Couldn't find it if there is one
3. House layout is well planned. Not too big, not too small. We were 2 families (4 adults, 5 kids all under 10)

Negatives
1. There was no supply of anything we needed. No toilet paper beyond the ones installed, not even salt/pepper or coffee filters etc. I was expecting to have at least the basics.
2. we paid a $500 cleaning fee, but couldn't even use the grill because we're told to clean the grill before we leave. The price of cleaning we paid vs. what we're getting doesn't align
3. Tried to reach the owner/property mgmt. company via text and phone, but the response was either non existent or delayed.

Please take my feedback constructively.

After all, I would rent this place again if I come to Santa Rosa Beach as the positives outweigh the negatives.

"What a wonderful place for a family wedding retreat. People of all ages from grandpartents to 10 month old grandchildren. The pool outside our door and steps from the beautiful white sandy beach. It had it all.

"House was great - enough room for us all - close to the pool and an easy walk to the beach - we never used the grill because it was nasty - rusted inside and out - should be replaced and should have had a cover to protect it. Overall though house was good.

"We absolutely loved our stay in this home! The location is fantastic-- right beside one of the community pools and a quick (~5 minute) walk to the beach. The house is spacious and comfortable. We set up beach service in advance through 30A Shade and they had a stand right at the beach access where we paid for those. We are already looking at booking for next year!

"The rental was great. It was nice being next to the pool while still having a short walk to the beach. I’d recommend this property. I do wish the parking was better. We were able to fit a crew cab truck and two mid size SUVs, but barely. We also received a sticker on our vehicle for blocking the sidewalk. Better parking at the house would be my only suggestion.

"The room size were decent. Bed were comfortable, ac worked very well & great location!
The house is old & need more updates.
There was an “old” house smell.
Sinks, showers & tubs did not drain well
Outdated bathroom & kitchen appliances.
Beach access issues. It was private beach access but we couldn’t setup our spot where we wanted.
Overall, it was a good location and comfortable beds

Lovely home and perfect location

"We loved this home--nice layout, perfect location, lovely decor. The check in and out process was very easy. Well equipped kitchen (though NO basics provided). Only drawbacks were that the upstairs bunk space gets a lot of light and no way to draw some of the shades down so if your kids are sensitive to light, they will be up early. Also minimal outdoor space. That said, the community pool is SO nice and it's so close to the beach that those things didn't matter. We really enjoyed our stay.

"The house and its location were great. Close to the pool and the beach. Seagrove is less chaotic than Seaside. The only complaint is that the description of the house makes the 4th "bedroom" with bunk beds look like an actual room, when in reality it is more of a loft or nook or space on the 3rd floor at the top of the stairs. One of our couples were okay with the bunk beds, but it wasn't a bedroom, so the noise coming from the stairs or the rest of the house made it far less private. They also had to go down to the 1st floor to use the bathroom at night, otherwise they would need to go into one of the private rooms and bathrooms on the 2nd floor.
Overall, a great experience.

Great location, great house

"Overall, our experience was very good. The house is well equipped with all the necessities. It's also in a great location. It's far enough from Seaside to avoid the horrendous crowds, but close enough to be a short bike ride should you dare to "run the gauntlet" during peak seasons. The beach is only a couple hundred steps away, so very convenient and if the beach isn't your thing a pool is only stones throw from the front door. A couple of things to point out, and I wouldn't call them negatives, but it's worth noting is the living room/dining room/kitchen space is a little on the small side. Especially for 8+ people. There were a couple rainy nights that forced us inside and it was cramped around the TV. Again, not a negative, but worth pointing out. Otherwise the management company was easy to work with and the process was simple.

"My family & friends had the best week. This house has all the amenities of a overnight stay or weekly stay. The 3 master bedrooms & master bathrooms made it very easy to have privacy. A short walk to the beach & just minutes away from Seaside gives it a perfect location. I highly suggest this to anyone looking to find that beach get a way.
